Rent-to-own calculator FAQs

How is the upfront option deposit calculated?

The upfront deposit is calculated as a percentage of the agreed purchase price. For example, a 3% deposit on a $700,000 home is $21,000.

How are monthly rent credits calculated?

Rent credits are calculated by multiplying your monthly rent by the agreed rent-credit percentage, then multiplying that amount by the number of months in the lease term.

What is the final buyout balance?

The final buyout balance is the purchase price minus your upfront deposit and accumulated rent credits. It represents the amount remaining to pay or finance at the end of the term.

Is the estimated mortgage the same as the buyout balance?

Often yes, if the deposit and rent credits are fully applied to the purchase price. However, your actual mortgage may differ based on lender requirements, appraisal value, closing costs, and the terms of your agreement.

Does this include closing costs?

No. Closing costs, legal fees, property transfer tax, insurance, appraisal fees, and moving expenses are not included. Consult a mortgage professional and lawyer before entering a rent-to-own agreement.
